Holt Lunsford Commercial Investments has purchased a 26.5-acre parcel in North Fort Worth, Texas, to construct Meacham 820 Crossing. The development will consist of two Class A industrial buildings totaling 238,000 square feet. Construction is planned to start in the fourth quarter of this year, with the project expected to be delivered in the fourth quarter of 2027.
The site is located at the northwest corner of Old Decatur Road and Interstate 820 within the Meacham/Fossil Creek submarket. The location provides direct access to Interstate 35W and Fort Worth Meacham International Airport, with downtown Fort Worth situated just to the south. The acquisition was made through the firm’s third industrial fund.
Building 1 will contain approximately 105,000 square feet, while Building 2 will comprise 133,000 square feet. Both structures will feature 32-foot clear heights and dock-high loading. The site will also include trailer parking and outside storage areas, a feature the developer noted is becoming increasingly scarce in infill Fort Worth and is desirable for tenants requiring yard space.
Holt Lunsford currently manages more than 4 million square feet of active industrial developments across Texas. This purchase adds to the growing inventory in the Dallas-Fort Worth market. According to CBRE, the Metroplex had 24 million square feet across 86 projects under construction as of earlier this month.
The regional industrial market has seen significant activity recently. In the second quarter, net absorption reached 9.9 million square feet, representing a 60 percent increase year-over-year. Vacancy rates declined by 60 basis points during the same period to 8.3 percent. The Meacham Field/Fossil Creek submarket specifically holds an inventory of 48.3 million square feet with an 8.8 percent availability rate.
Other recent transactions in the area include Cabot Properties acquiring The Mark IV from Dalfen Industrial and S2 Industrial Inc. purchasing Point 820 from Longpoint Realty Partners. Additionally, American Infrastructure and Metal Works leased space at a former Dr. Pepper Bottling plant owned by Havener Cos.
