LITTLE ELM, Texas — The Little Elm Town Council approved a new shopping center, an exclusive PepsiCo contract, and an animal shelter expansion at its June 16 meeting, with the Star Local Media report published on June 23.
The council rezoned 17.55 acres at the southwest corner of U.S. Highway 380 and South Paloma Creek Boulevard for a multi-building development that will include retail, restaurant, office, and medical spaces. The project includes four drive-thru lanes and will be built in phases.
Town concessions, catering, and vending services will serve PepsiCo products exclusively for the next five years under a new contract. PepsiCo was the sole bidder after Coca-Cola declined to submit a proposal. The estimated annual value to the town includes up to $14,000 in sales rebates, $25,000 in marketing support, $12,000 in vending commissions, and up to $7,500 in free product.
The council adopted the 2024 International Building Code and 2023 National Electrical Code to align with regional standards, awarded a 2,920-square-foot expansion of the animal shelter to AUI Partners LLC, and approved permits for rooftop solar installations and a fireworks stand operating June 24 through July 4.
